Kye began his agency career more than thirty-five years ago, before co-founding Keatons in 1998.
The business started in Mile End and grew rapidly during a period of huge regeneration across East London. From Hackney and Shoreditch to Stratford and Canary Wharf, Keatons developed a reputation for strong branding, professionalism and service that set it apart from competitors.
Over twenty-six years, the business expanded to eight branches, built a loyal client base and became known for its culture of long-term relationships. It is no surprise that Keatons is widely regarded as one of the most respected agencies in the region.
The Journey of Building Keatons
Launching in the late nineties meant riding the early waves of East London regeneration. Areas transformed, demand surged, and Keatons continued to evolve.
Kye and his co-founders, Lars, Lakhvinder & Tony, grew the business through a mix of organic expansion and later acquisitions, always staying focused on brand strength and consistent service.
One of the most striking themes from Kye is the longevity of the founding team.
All four co-founders remained together for more than two decades. Their approach to people shaped the business. As Kye puts it,

Stepping back from day-to-day operations was another turning point. As the senior team matured, Kye was able to shift into strategic growth, allowing the business to scale with confidence.

Kye is incredibly clear about one thing: preparation is everything.
With many owners only thinking about exit when they are ready to sell, Keatons took a different approach. They prepared years in advance.

He took time to reset, reflect and enjoy the freedom that came from closing such a significant chapter. That included family trips, travelling and even climbing Kilimanjaro.
Kye says the transition has been nothing short of transformational:
“Life after Keatons has been transformational.”
Importantly, the friendships between the co-founders remain strong, something Kye is incredibly proud of. Their shared journey created bonds that go well beyond business.
Kye’s Advice for Estate and Letting Agency Owners
Estate agency advice is plentiful in the industry, but Kye’s guidance is grounded in lived experience. These are the points he believes every owner should take seriously:
Prepare early
Do not wait until you want to sell. Rigorous preparation protects value and reduces stress.
Know your numbers
Buyers want clarity, clean management accounts and confidence in the stability of your business.
Think like a buyer
Understand what matters to them. Structure your business in a way that makes sense commercially.
Build a strong team
A business that runs without the founder will always attract more interest and better offers.

Kye stresses the importance of surrounding yourself with experts who have real, current experience with agency acquisitions.
