Forget Selling Sunset – The Real Money is in Lettings

Image of Netflix, illustrating how selling a lettings agency is more valuable than just selling an estate agency selling properties alone

There’s often a gap between perception and reality—whether it’s a mirage in the desert, the illusion of a barber’s pole, or the idea that wealth automatically equals taste.

In the property industry, one of the biggest misconceptions is that sales is where the glamour (and the money) is, while lettings play the quieter, less exciting role.

Sure, we’ve got Selling Sunset—a world of million-dollar listings, designer wardrobes, and high-stakes deals. But where’s the binge-worthy series about lettings? Where’s the drama of tenancy negotiations, portfolio management, and strategic acquisitions? Instead, the closest we get is Stath Lets Flats—which, while hilarious, doesn’t quite do the industry justice.

As Lucy Noonan puts it:

“When it comes to business acquisitions, lettings agencies are far more valuable and sought-after than their sales-focused counterparts.”

Why Lettings Agencies Are the Real Stars of the Property Industry

In mergers and acquisitions, sales businesses rarely make the cut. Here’s why:

  • No Recurring Revenue – Sales businesses rely on transactional income, meaning once a deal is done, so is the revenue stream.
  • No Portfolio to Sell – Unlike lettings agencies, sales businesses don’t come with a built-in client base.
  • Unpredictable Income – The sales market fluctuates, making it a riskier investment for buyers.

Lettings businesses, on the other hand, offer predictable, stable, and long-term income. A strong lettings portfolio—whether built on student landlords, corporate contracts, or large-scale property management agreements—means ongoing revenue, high demand, and a lucrative valuation when it’s time to sell.

And the UK lettings industry is only getting stronger:

  • Rental Prices Are Rising – UK private rental prices increased by 6.2% in the 12 months leading up to January 2024 (ONS), marking the joint-highest annual percentage change since records began.
  • Lettings Demand Continues to Surge – The UK rental market is forecast to grow nearly 21% by 2028 (Statista).
  • Urban Growth Drives Higher Rents – Cities like Birmingham, Edinburgh, and Manchester are seeing annual rental price increases of up to 4.1% (Centrick), fuelled by strong job markets and regeneration projects.

At Atomic Consultancy, we’re seeing this shift firsthand. More and more agency owners are realising that their lettings arm is their biggest asset, and we’ve seen a huge increase in clients selling their lettings business while keeping their sales operations.

A Shift in Seller Motivation

Retirement used to be the main reason for selling a lettings business. Now, it’s all about strategy.

  • In the last 12 months, nearly 20% of our clients sold their lettings arm while keeping their sales business.
  • Just two years ago, that figure was only 8%.

“This approach allows business owners to cash in on their hard-earned success while keeping a foothold in the industry,” says Lucy. “It’s semi-retirement without fully stepping away—and who wouldn’t want that?”

Just ask Smart Estate Agents (Birmingham), Preston Baker (West Yorkshire), and Alexander May (Bristol)—agencies that have successfully sold their lettings businesses with Atomic Consultancy’s support.

As Rob Mamuda of Alexander May puts it:

“When it comes to selling an estate agency business, the wealth of experience at Atomic Consultancy is invaluable. Their industry knowledge, ‘can-do’ approach and extensive network mean they find the best buyer fast. Then, when it comes to progressing the deal, they’re proactive in solving any issues that arise. This is a truly great company, led by the brilliant Lucy Noonan.”

Building a Lettings Business Is Hard Work—But It Pays Off

Let’s be honest—building a successful lettings business isn’t easy. It takes years of dedication, compliance, and hands-on management. It scales slowly, doesn’t come with Hollywood-style glitz, and rarely makes for glamorous headlines.

But once you’ve built it? It’s a goldmine.

A well-run lettings business commands a strong valuation, attracts serious buyers, and ultimately provides a more lucrative exit strategy than a sales agency ever could.

Simply put: if you’re an agency owner with an exit plan, a lettings arm needs to be part of it.

Time to Put Lettings in the Spotlight

So, I’m putting a call out to Netflix, Amazon, Disney+, and any other streaming service that will listen:

“We need more lettings on TV! Forget million-dollar open houses and staged drama—the real money is in lettings. It’s about hardworking professionals building a business, securing their financial future, and selling at the right time to fund the retirement they deserve. That’s the kind of story people should be watching.

Give the people what they want—and let the sunset sell itself.”
