Challenges & Goals of Selling the Lettings Agency
Established in 2012, Hamlet Homes built a focused lettings business in Warrington, with a portfolio of 80 fully managed properties.
The sale was led by Manoj Patel, director and majority shareholder, who retired on completion. As with many owner-led lettings businesses, the priority was to ensure the transition was handled carefully, with continuity for landlords, tenants and the wider operation.
The transaction also needed to account for the ongoing involvement of Andy Shaw, minority director and shareholder, who continued with the buyer company after the sale. This made buyer fit and a smooth handover especially important.
Atomic Consultancy’s Approach
Atomic Consultancy worked with the sellers to understand the business, assess the portfolio and position the opportunity appropriately within the market.
With an established lettings portfolio and a clear handover structure, the business represented a good opportunity for a buyer looking to grow in the Warrington area.
Home Smart was identified as the right buyer for the transaction. Atomic supported the process from valuation and buyer discussions through to negotiation and progression, helping keep communication clear and the transaction moving forward.
The team’s role was to ensure the sale worked for both the retiring majority shareholder and the ongoing director remaining within the business.
